Buying Properties in Spain.

Gone with the days of cheap second holiday homes in Spain, properties in Spain are now becoming really very expensive.
There are two main classifications of properties in Spain and you must be 100% sure under what classification your property falls.

The first type is urban. Urban property is property where the individual or persons are legally allowed to build or develop on that property.

The second type is rural. Rural property is typically used for farming, animals or agriculture. On rural property you are not allowed to build a new house. It is illegal and you will not be granted a working permit. If you build a new house on rural property you will be fined and run the chance of it been demolished at your expense. Although, if you buy rural property and the property has an existing house, you are allowed to refurbish the existing house. Rural property is generally found on the out side of towns, villages and cities. Now, in Spain it is very common especially in villages or towns to find rural property within the town or village itself. If the property is labeled as rural, whether within the village or not, it is illegal to build a house on that property.

Warning: Many properties for sale in Spain are categorized as rural. Before purchasing any property in Spain, speak to the architectural department in the town hall about the property you are interested in purchasing.

Se fue con los días el tener una segunda propiedad de vacaciones barata en España, las propiedades están ahora llegando a ser realmente muy caras. Hay dos clasificaciones principales de tipos de propiedades en España y usted debe estar 100% seguro bajo qué clasificación está su propiedad.

El primer tipo es urbana. Una propiedad urbana es una propiedad donde se le permite legalmente al individuo o personas construir sobre esa propiedad.

Si la propiedad está clasificada como rural, tanto dentro como fuera del pueblo, es ilegal construir una casa en esa propiedad.
